Unfortunately the COVID-19 pandemic has affected everyday life and it may be a while before everything gets back to "normal", however that will look. In the meanwhile it is important to recognize the measures put in place to keep everyone safe. The measure include keeping 6 ft distance, wearing a mask and 1-time disposable gloves, sellers may request shoes coverings for viewings and we obviously have to follow the DECD checklist guidelines.
To make people safer it has been mandated that viewings are to be limited to the principle purchasers and their agents only, please bare this in mind when arranging the viewing. There are also online e-signing services available for any agreements, or offers.

As an agency we offer 2 different types of representation, a buyer's agent as a client, or a transaction broker.
As a transaction broker we can arrange viewings, provide factual information and data and hep complete paperwork, at no point can we offer advice or analysis.
As a client of a buyer's agent we can do all that and more, we can give advice and information analysis, we can help arrange and attend inspections, help create a game plan for negotiations and walk you through the whole buying process. Part of our role is to represent you as if we were buying ourselves, which also includes pointing out the bad, along with the good, if something serious comes up in inspections then we are not afraid of the hard conversations and potentially restart the search for another property.

Just because you can't be here in person shouldn't restrict your ability to receive information, view a property and make a purchase or sale.
To make this possible we have the tools needed by our clients. Our affiliated agents have the ability to store and share information using cloud storage, documents can be signed through an e-signing services, viewings can be made via a video calls (internet permitting), or by recording a virtual tour of the home. Closings can be performed by mail and overnight post, and we would attend the closing on your behalf. This way we can collect any keys to either securely mail them to you, or attach a lockbox to the home for key collection when you come to the property. The later option can be extremely useful when moving home with pets.
Out of state sellers, please be aware of the 2.5% Maine Withholding Tax for any property sold over $100,000. If you do not know what this is, please ask you agent.
This is a very exciting, but potentially stressful, part of the buying/selling process. As a client we can help guide you using our experience, knowledge and expertise to find you the right deal for you.
The right deal isn't always about the price, sure, it's nice to find that once in a life time deal out there, but if you love the house sometimes its just about securing the property or sale, different clients have different expectations of results. Ultimately, our affiliated agents can provide the advice to our clients, but it is your money/home and your decision as to how to proceed and what the offer package contains.
Once an offer has been agreed our affiliated agents don't stop there, they will then progress the sale, ensuring that you know what is going on as and when progression is made. As a client, they recommended inspections, an inspector and make arrangements at your request. They can also help with reading any results and devising a plan as to how to proceed. The agents will be in contact with the loan originators and title/closing agents throughout the sale so can help with the application process as required.

Closing is the final part of the process, at this point the title is back and clear, the mortgage has been approved, any repairs/contingencies have been met, a closing statement has been approved and explained, and a closing date, time and location have been agreed. Within 24 hours there can be a final walk through of the property to ensure everyone is satisfied.
Most people prefer to attend closing, but if that isn't possible then provisions can be arranged with the closing agent to close remotely.
Unless previously agreed as part of the deal, once all parties have signed their paperwork, and monies have been paid, the closing agent will give approval for the keys to be released to the buyer, and any money due to the seller will be released. We will also be there to accompany our customer/client through the closing process.
